Your First Home Awaits

First-Time Home Buyers
Surrey & Fraser Valley

Buying your first home is one of the biggest decisions you will ever make. With over 30 years of experience, I guide first-time buyers through every step — from government programs to keys in hand.

Why Surrey Is the Best Entry Point for First-Time Buyers

Surrey consistently offers some of the most affordable housing options in Metro Vancouver while providing excellent amenities, rapid transit connections, and strong long-term appreciation. For first-time buyers priced out of Vancouver and Burnaby, Surrey and the broader Fraser Valley represent genuine opportunity.

With neighbourhoods ranging from established communities like Fleetwood and Newton to rapidly growing areas like Cloverdale and Grandview Heights, there is something for every budget and lifestyle. Townhomes, condos, and even detached homes remain within reach here when compared to markets further west.

The Surrey real estate market benefits from continued infrastructure investment including the SkyTrain extension to Langley, making it an increasingly connected and desirable place to own your first home.

Programs & Incentives for First-Time Buyers

Take advantage of every program available to reduce your costs and grow your down payment

First Home Savings Account (FHSA)

Save up to $8,000 per year and $40,000 over your lifetime in a tax-free account specifically designed for your first home purchase. Contributions are tax-deductible like an RRSP, and withdrawals for a qualifying home are completely tax-free.

Home Buyers' Plan (HBP)

Withdraw up to $60,000 from your RRSPs to put toward your first home, tax-free. You have 15 years to repay the amount back into your RRSP, starting in the second year after the withdrawal.

BC Property Transfer Tax Exemption

First-time buyers in BC are exempt from the Property Transfer Tax on homes up to $835,000, saving you up to $8,000. Partial exemptions apply on homes up to $860,000. This can make a significant difference to your closing costs.

Bill C-4 GST Rebate for New Builds

The enhanced GST Rebate under Bill C-4 eliminates the GST on qualifying new construction and substantially renovated homes. This can save buyers tens of thousands of dollars on a new build, making pre-sale and new construction far more accessible.

Common First-Time Buyer Mistakes

After helping hundreds of first-time buyers over three decades, I have seen the same costly mistakes repeated. Having an experienced realtor by your side helps you avoid every one of them.

Not getting pre-approved before you start searching
Skipping the home inspection to save a few hundred dollars
Making major purchases or changing jobs during the mortgage process
Forgetting about closing costs (typically 1.5-4% of the purchase price)
Not researching the neighbourhood beyond the property itself
Waiving subjects under pressure in a competitive market

How I Protect First-Time Buyers

I take a hands-on, personal approach with every first-time buyer. You will never feel rushed or pressured. I explain every document, every cost, and every decision in plain language. My goal is for you to feel confident and informed at every stage.

With over 30 years in the Fraser Valley market, I have the experience to spot problems before they become expensive surprises. I will always give you my honest opinion, even if it means telling you a property is not the right fit.
