Fleetwood is a mature, well-established neighbourhood that's undergoing exciting transformation with the SkyTrain extension. It has a diverse, multicultural community with excellent amenities and a mix of older character homes and newer developments. Walking along Fraser Highway or 160th Street, you'll find Vietnamese restaurants next to Indian sweet shops next to Korean BBQ — Fleetwood's diversity is one of its genuine strengths.

The neighbourhood feels like it's on the upswing. The planned SkyTrain extension has energized investment in new condo and townhouse developments, bringing younger residents into an already established community. Long-time homeowners who bought 10–15 years ago have seen substantial appreciation.

Cloverdale has a charming, small-town feel despite being firmly part of Surrey. The historic downtown along 176th Street has independent shops, the iconic Cloverdale Museum, and an authentically local character you don't find in many suburban communities. The annual Cloverdale Rodeo and Exhibition — a May long weekend tradition — draws tens of thousands and represents the community's proud Western Canadian heritage.

Cloverdale tends to attract families seeking a quieter pace, larger lots, and a community where you know your neighbours. It's less transit-connected but compensates with space, character, and a genuine sense of place.

Transit & Commuting

This is the biggest practical difference between the two neighbourhoods, and it matters enormously for families where one or both parents commute to Vancouver.

Fleetwood will gain direct SkyTrain access when the Fraser Highway extension opens in late 2029. Planned stations at 160th Street and 152nd Street will put residents within 35–45 minutes of downtown Vancouver — transforming what is currently a 60–70 minute bus commute. Properties near the planned stations have already begun repricing to reflect this anticipated advantage.

Cloverdale relies primarily on the 341 and 319 bus routes for regional transit connections. These connect to SkyTrain at Scott Road or Surrey Central stations, but total door-to-door commute times to Vancouver run 60–90 minutes, depending on connections. It's manageable for some, but a significant consideration for daily commuters.

Bottom line: If transit access is a priority, Fleetwood wins clearly.

Schools

Both neighbourhoods have well-regarded schools, and school selection is often a deciding factor for families searching for surrey bc real estate.

Cloverdale Cloverdale offers more housing variety in terms of lot size and character. The older parts of Cloverdale have homes on large lots (8,000–12,000 sq ft and bigger), while newer subdivisions like Clayton Village have tighter lot sizes with newer two-storey homes. There are also semi-rural properties on the Cloverdale fringes for buyers wanting more land.

Prices are trending upward across the board, but Cloverdale remains slightly more affordable than Fleetwood on a price-per-square-foot basis for detached homes — though the gap has narrowed. Townhouses in Cloverdale skew newer and larger, hence the slightly higher price range.
