The Fraser Valley has moved into a buyer's market. After a busier spring, listings kept climbing through the summer while sales slowed, and the Fraser Valley Real Estate Board (FVREB) described August as "a deepening buyer's market." For buyers, that means more choice and more time. For sellers, it means pricing and presentation matter more than they have in years.
The August 2026 Numbers
- Sales: 941 across the Fraser Valley — down 14% from July, about even (+1%) with August 2025 - Active listings: 9,787 — roughly 33% above the 10-year seasonal average - Sales-to-active ratio: about 10% (a balanced market is typically 12–20%) - Average days to sell: about 45 days for detached homes, 37 for townhomes, 45 for condos
Benchmark prices, August 2026: - Detached: $1,319,600 — down 8.4% year-over-year - Townhome: $750,600 — down 7.1% year-over-year - Condo/apartment: $466,100 — down 8.9% year-over-year - All property types (composite): $869,900 — down 7% year-over-year

What This Means for Buyers
A buyer's market is the best negotiating position buyers in Surrey, Langley, Delta, and Abbotsford have had in some time:
- More selection. With inventory well above average, you can compare several homes before choosing. - Room to negotiate. Price, subjects (inspection, financing), and completion dates are all more negotiable when homes sit longer. - Time to do it properly. You can take the time to inspect, review strata documents, and confirm financing rather than rushing a decision.
Being prepared still matters: a pre-approval and a clear list of must-haves let you act when the right property appears. First-time buyer? Start with the first-time buyer guide, or see the buyer services page.
What This Means for Sellers
Homes are still selling — 941 did in August — but buyers are comparing more carefully:
- Price from the start. Homes priced above what recent comparable sales support tend to sit, and a long time on market can work against you. A free home evaluation grounded in current sales is the right starting point. - Presentation counts. Clean, well-lit, well-photographed homes stand out when buyers have more options. - Know your next move. If you're also buying, a buyer's market can work in your favour on the purchase side — the sequence (sell first or buy first) deserves a careful plan. See the selling guide or the downsizing guide.
What This Means for Commercial and Investment Buyers
Softer residential conditions don't move every commercial segment the same way. Business-for-sale and income properties are priced on revenue and cap rates, not residential benchmarks. If you're looking at a gas station, liquor store, or multi-family building, the right comparison is the income the property produces. See the commercial real estate services page for more.
